Retaining Wall Repair: Signs of Failure and When to Rebuild
A retaining wall holds back thousands of pounds of soil every day. When it is built and drained properly, it can last for decades. When it is not, the signs usually start small and get worse each spring.
Retaining walls are common across Barrie, Simcoe County and Muskoka, where sloped lots, waterfront properties and cottage driveways all need soil held in place. Here is how to tell if your wall is in trouble and what can be done about it.
Why Retaining Walls Fail
Water pressure behind the wall
Water is the number one cause of retaining wall failure. When soil behind the wall gets saturated, it becomes much heavier and pushes harder against the wall. Walls without proper drainage, such as gravel backfill, a perforated drain pipe and weep holes, are under constant pressure every time it rains.
Frost
In Ontario, water in the soil freezes and expands every winter. Frost pushes on the back of the wall and lifts the base. Over years, this can tip or bulge a wall that was not built deep enough or drained well.
Poor base or footing
A retaining wall needs a solid, compacted base. Walls built directly on soil or on a thin base often settle unevenly, crack and lean.
Too tall for the design
Taller walls need reinforcement, such as geogrid in block walls or steel in concrete walls. A wall built too tall without it may slowly push outward.
Tree roots and added weight
Roots growing behind a wall, or new loads like a driveway, parking area or shed placed near the top, can add pressure the wall was never designed for.
Signs Your Retaining Wall Needs Repair
Watch for:
- The wall leaning forward, even slightly
- Bulges or bowing in the middle of the wall
- Cracks through blocks, stone or concrete
- Loose, shifted or missing stones or blocks
- Gaps opening between the wall and nearby steps or walkways
- Soil washing out through joints or at the base
- Water pooling behind or at the bottom of the wall
- Sinking or cracking in the ground above the wall
A wall that is changing season to season is a wall that needs attention.
What Retaining Wall Repairs Look Like
Minor repairs
When damage is limited, repairs may include:
- Resetting loose stones or blocks
- Repointing mortar joints on stone or brick walls
- Replacing damaged caps
- Clearing or adding weep holes
- Improving surface drainage so water is directed away from the wall
Partial rebuild
If one section is leaning or bulging, it can often be taken down and rebuilt with proper base preparation, drainage and backfill while the rest of the wall stays in place.
Full rebuild
When the whole wall is leaning, the base has failed, or the wall was never built with drainage, a full rebuild is usually the safer and longer lasting option. Rebuilding lets the wall be designed correctly from the footing up.
Why You Should Not Wait on a Leaning Wall
A leaning retaining wall does not usually fix itself. Each winter of frost and each spring thaw adds more pressure. A wall that is leaning a little today can fail suddenly, especially after heavy rain or a quick spring melt.
If the wall supports a driveway, a structure or a slope near your home, it is worth having it assessed before the ground freezes.
Repair Now or in Spring?
Late fall is a good time for an assessment so you know where the wall stands before winter. Some stabilizing repairs and drainage fixes can be done before the ground freezes, while larger rebuilds are often scheduled for spring when the soil is workable. Either way, knowing the condition now lets you plan ahead and get on the schedule early.
